Campus RV Park Rules and Regulations

THE CAMPUS RV PARK ASSUMES NO RESPONSIBILITY FOR THE ACTIONS OR SAFETY OF GUESTS AND RESERVES THE RIGHT TO EVICT (WITHOUT REFUND) ANYONE GUILTY OF MISCONDUCT OR FAILURE TO ABIDE BY THE PARK POLICIES LISTED BELOW AND IN THE PARK OFFICE. THE CAMPUS RV PARK ALSO ASSUMES NO RESPONSIBILITY FOR THE LOSS OR DAMAGE TO ANY PERSONAL BELONGINGS LEFT UNATTENDED ON THESE PREMISES.

  1. Only registered guests, their authorized family and visitors, and service vendors are permitted within the Campus RV Park (herein called “The Park”). The Park office should be notified if unauthorized individuals are on the grounds. All guests and their authorized visitors, who are 18 years of age or older, are required to sign the Rental Agreement. Regardless of whether a guest or visitor signs the Rental Agreement, he or she is required to abide by the Rental Agreement and these Rules and Regulations when on the The Park property. Authorized visitors should arrive no earlier than 8 am and are expected to leave by 10:30 pm the same day. Visitors must obtain permission of the guest and The Park Manager prior to any overnight stay and a Rental Agreement must be signed by the overnight visitor.

  2. Altering, adding to, damaging, or destroying the natural environment of any campsite or The Park, or altering or damaging any utility hook-ups, wiring, picnic tables, or any facilities provided at The Park is strictly prohibited. Permanent or semi-permanent fixtures including, but not limited to, sheds, porches, fences, walkways, or similar appurtenances shall not be installed or set up at a campsite. Skirting, blocking up, or tying down recreational vehicles is not permitted.

  3. Only registered guests are given access codes to the restrooms and laundry facilities. These codes must not be shared, even to others who appear as registered guests. Anyone who needs the access codes must request them from The Park office.

  4. Campsites are limited to one (1) recreational vehicle or camper, and one (1) accessory vehicle; tents of any kind, school buses, and bus conversions, are not allowed. All vehicles must be parked within the campsite. No parking on the grass. Prior approval for an additional vehicle or visitor vehicles may be obtained from the The Park manager, or their designee. Additional/visitor vehicles, trailers, and car dollies are to be parked in designated parking areas.

  5. All campsites shall be kept clear and clean of items which prevent efficient maintenance of and direct access to the campsite. Campsites shall be kept clear of any clutter, debris, or litter. Up to six (6) items and accessories (e.g., furniture, gear, crates, equipment, tools, containers, and other personal property) may be stored outside the RV or camper. No rugs or tarps on the grass. Outside items and accessories shall be immediately removed at the request of The Park Manager, or their designee, if deemed inappropriate. No storage is allowed under a recreational vehicle or camper. Cords and hoses should be held to concrete. The following are not permitted at any campsite: tents, tarps, easy-ups, screen rooms, pet fencing, RV skirting of any kind, or exterior propane bottles.

  6. Recreational vehicles and campers (collectively, “RVs”) shall be well maintained and kept in a clean and neat condition. RVs fifteen (15) years and older, and at the discretion of the The Park Manager, will not be permitted at the The Park. RV’s older than 15 years are allowed ONLY at the discretion of The Park Manager. RVs shall not show signs of deterioration, mildew, or damage. Awnings shall not be torn. RVs shall not have window air conditioning units. RVs must have all equipment required to lawfully travel on the road in the State of Missouri.

  7. No tarps shall be permitted at campsites unless necessary to cover recent damage that is currently being repaired. Such use of a tarp may not exceed 7 days.

  8. Registered guests shall be responsible for placing all trash and debris in a dumpster. Trash shall NOT be left outside overnight. Prior to exiting or vacating The Park, all trash and debris shall be removed from the campsite and placed in a dumpster.

  9. Self-contained BBQ grills are permissible and should not be left unattended. No open flame campfires are allowed.

  10. The speed limit within the The Park is 5 m.p.h. No motor bikes, all-terrain vehicles, motorized scooters, golf carts, or similar vehicles shall be driven on the grounds.

  11. Domesticated dogs and cats (“pets”) are authorized on the grounds of The Park and shall be leashed at all times. Pets are NOT permitted to be left unattended at any time. While on the grounds, pets may be walked in the grassy areas across from the campsites – please do not walk your dog in front of the The Park office, restrooms, or around campsites. Registered guests shall be responsible for proper clean-up and disposal of their pet’s waste. Pets are not authorized in the office, restrooms, or laundry facilities. Routine barking or other disruption by pets is not permitted. No other animals are authorized on The Park property. The City of Independence has a ban on all pit bull breeds including American Pit Bull Terriers, American Staffordshire Terriers, and Staffordshire Bull Terriers. Therefore, they are not allowed in the RV Park. The city also has a limit of four pets per household which applies to each campsite in the RV Park.

  12. Children under 12 years of age shall be supervised at all times and shall be accompanied by an adult when using the restrooms or other facilities at The Park.

  13. Alcohol, tobacco and firearms are not permitted outside of guests’ personal RV, camper or vehicle. Fireworks and illegal drugs are not permitted on the grounds of The Park or in any RV, camper or vehicle.

  14. Registered guests, family members and visitors at The RV Park shall not: cause any disturbance or conduct themselves in any manner which disturbs the health, welfare or peace and tranquility of others; display intoxication, profanity, lewdness, or brawling; engage in illegal or disorderly conduct or conduct which constitutes a nuisance.

  15. No vehicle or boat repair or maintenance is permitted within the grounds of The Park.

  16. Quiet time is from 10:00 p.m. until 8:00 a.m. Noise should be kept to a minimum at all hours.

  17. Smoking is not permitted inside any Campus RV Park facility.

  18. Commercial activities by registered guests, their family or visitors is prohibited within the The Park.

  19. Laundry and bathroom facilities shall not be utilized for dish washing or disposal of kitchen or other wastewater.

  20. Any guest who was evicted or whose registration was not renewed by The Park shall not return to the grounds as a guest or as a visitor unless they secure written approval from the Park Manager. Approval shall be at the sole discretion of The Park Manager and shall be based on the circumstances surrounding the eviction/non-renewal and whether the approval is in the best interest of The Park. Registered guests and their visitors shall not allow an individual, who was previously evicted or whose registration was not renewed by The Park, to be at their campsite without such written approval.

  21. Failure to comply with any of these Rules and Regulations may result in additional fees charged to the guest’s account or expulsion from the Campus RV Park.

  • What changes should I anticipate due to COVD-19?

    • We are open and accepting reservations! Please go to our website campusrvpark.com to make a reservation.

    • Our restrooms/shower house and laundry facility are open.

  • How can I inquire about reservations?

    • Please go to our website campusrvpark.com to make a reservation. Call our office daily 9:00am - 5:00pm at (816) 254-1815 for questions.

  • Do you offer long-term stay?

    • We do offer extended stay, but NOT permanent year round parking. Call (816) 254-1815 for more information on extended-stay.

  • Can I forward my mail to the office if I am a long-term camper?

    • In short, we do not allow mail forwarded to our address, but we do allow customers to use our address for online orders and shipments.

    • Long-term customers must use a P.O. Box at the local post office (there is one located 5 minutes away on the Independence Square). If you have other packages you wish to have sent to the campground, please contact the office first so we can provide the correct mailing address and be aware to expect any packages.

  • Will my card automatically be charged?

    • Effective 06/03/2021, all reservations require payment at the time of booking. Be prepared to provide an active credit card number at the time of booking.

  • Can I request a specific site?

    • We do our best to accommodate the needs of our customers. If you have a special accommodation please let the office know and we will do our best to provide you a site to meet those needs. We prioritize needs with respect to all campers.

    • If you do not have a specific accommodation need, we will happily take site preferences, but cannot guarantee the site requested. We appreciate our customers’ understanding in this matter.

  • What time do I need to check in?

    • Check-in begins at 2pm. All check-ins can be done online from your confirmation email. There is a list of daily arrivals posted on the office door. Please check this list for your site number if you have any questions.

  • Do you have breed restrictions on dogs?

    • Yes. The City of Independence has a restriction on all pit bull breeds including American Pit Bull Terriers, American Staffordshire Terriers, and Staffordshire Bull Terriers. Therefore, they are not allowed in the RV Park. The city also has a limit of four pets per household which applies to each campsite in the RV Park.

  • What is your cancellation policy?

    • There is no charge to cancel as long as you call us 48 hours or more before check-in of your reservation. If we do not hear from you, we reserve the right to run your card for at least one night as a “no show.”

  • Can I get a refund?

    • All customers can receive 100% refund as long as we are given 48 hours notice prior to check-in.

    • If you are wanting a refund for another reason, this will have to be discussed with management.

    • No refunds are given for early departures.

  • Is there extra parking? & Can I have family/ friends visit?

    • Yes - there is extra parking across from the park office.

    • Yes - Family and friends can visit as long as the listed rules above are being followed. Guests need to park in the lot across from the office.

  • Do you accept large groups of campers?

    • If you are anticipating traveling with a group/rally, you must call the park office prior to making reservations. Due to the size of our park, we are not always able to accommodate large groups.
